These Terms and Conditions ("Terms") set out the basis on which Toprak Networking Ltd ("we", "us", or "our") provides Airbnb and short-term rental management services to property owners ("you", "your", or "the Owner").

1. Services Provided

We provide varying levels of short-term rental management services based on selected packages. These may include listing creation, pricing management, guest communication, calendar coordination, and where agreed, cleaning and maintenance support. The specific services are outlined in the signed agreement.

2. Owner Eligibility

To work with us, you must:

• Be the legal owner of the property or a legal tenant with written permission to sublet

• Be able to provide access, photos, and accurate information about the property

• Ensure that short-term rentals are legally permitted at the property address

3. Commission and Fees

• Our commission is taken directly from the Airbnb payout

• The commission rate depends on the service package: 15%, 20%, or 25%

• We do not charge any upfront fees

4. Payments

• We process payments within 3 business days of each guest checkout

• Payment is sent to the Owner’s bank account after deducting the agreed commission

• Statements are issued monthly or per booking as applicable

5. Property Standards

Owners must ensure:

• The property is kept clean and ready for guest check-in

• All appliances and features are functioning properly

• Health and safety standards (smoke alarms, gas checks, etc.) are met

6. Subletting Clause (for Tenants)

If you are a tenant subletting a room or property:

• You confirm that you have written permission from your landlord

• You accept full responsibility for any breach of your tenancy agreement

7. Limitations of Liability

We are not liable for:

• Any damage, loss, or theft at the property

• Guest misconduct or cancellation losses

• Legal or regulatory issues arising from non-compliance by the Owner

8. Termination

Either party may terminate the service with 14 days’ written notice after the minimum contract term of 3 months.

9. Data Protection

10. Governing Law

These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of English courts.
